Gobble Enterprises of TN currently offers/will offer two distinct communities, each designed to provide affordable living in convenient locations.

District Five

Modern Living in a Prime Location

Located in the heart of downtown Lawrenceburg, just off the historic town square, these townhomes offer a rare blend of small-town charm and modern living. Surrounded by local shops, dining, and community energy, this location brings new life to a beloved historic district while offering a comfortable place to call home.

East Village

Bringing the Neighborhood Feel Back to Lawrenceburg

East Village will offer a variety of options when it comes to your space. With out of this world community amenities, there's no other place you'd rather be. Coming soon!

Leasing Terms, Fees, Utilities, & More

Leasing & Move-In Information

  • Standard Lease Term: 12 months
  • Short-Term Leases: Available for discussion.
  • Renter's Insurance: NOT required to move-in
  • Market Rent: Pricing varies by unit



Fees & Utilities Information

Included in Your Rent:

  • 24-hour maintenance
  • Community trash receptacles

Resident-Paid Utilities

  • Water, sewer, & electric (based on usage)
  • Internet (easy set up process through Cloud 9)

Lease Fees

  • $600 security deposit fee due within 48 hours of signing your lease.
  • $100 per month will be added to your rent IF you would like us to provide a washer and dryer. This is OPTIONAL.

Pet Policy

We welcome pets at our communities under the following guidelines:

  • Maximum of 2 pets per unit.
  • Maximum weight of 40lbs per pet.
  • Non-refundable pet fee of $300.
  • Pet rent of $25 per pet once a month. This can be added into your rent.

  • How do I apply for a unit?
    Applying is simple. Just fill out the application form, and our team will review your submission and follow up with you promptly, usually within 2-3 business days. You can also reach us directly at districtfive@gmail.com if you have any questions. We make it as easy as possible.
  • What are the income and eligibility requirements?
    We do NOT require income verification, but a background and credit check will be run automatically upon submitting an application. We approach every application fairly and with understanding, our goal is to find great tenants, not to create unnecessary barriers. If you have questions about your specific situation, please don't hesitate to reach out. We're happy to talk through it.
  • What is the lease term?
    Our standard lease term is 12 months. We're happy to discuss your situation if you have different needs or timing questions. Reach out to us at districtfive@gmail.com and we'll do our best to work with you.
  • Are pets allowed?
    Our pet policy details are available on request. Every situation is a little different, so we encourage you to reach out to us directly at districtfive@gmail.com so we can talk through your specific pet situation. We appreciate your understanding.
  • Is the application fee refundable?
    The application fee is not refundable. This fee helps you cover the cost of processing and screening. If you have any specific questions about costs or next steps after the initial review, our team is happy to walk you through everything. Just reach out at districtfive@gmail.com.
